His tip? Consider pre-selling. Payments are lower, and the property has more time to appreciate before it’s even completed.
“In Davao, pre-selling units can start at just ₱6k a month. It’s a smarter, more manageable way to own property,” he said.
3. Know what you want—but be ready to compromise
Bjorn advises buyers to list down non-negotiables and nice-to-haves.
“The perfect house might not exist, but the right one for you does. Be clear about your priorities, but keep an open mind,” he said.
4. Get pre-approved before you start looking. Don’t shop blind.
“Get pre-approved so you know your exact budget,” Bjorn advised. “It saves time, avoids heartbreak, and makes you a more credible buyer when it’s time to reserve.”
5. Save for more than just the down payment

“It’s not just the down payment,” said Bjorn. “There are taxes, inspection fees, moving costs, and more. Plan for everything so you don’t get stuck later on.”
